No invoices, no renewal date, no surprises

You pay for tenants, not doors

A unit only costs you anything once somebody is living in it. A 40-unit block with 34 tenants is KES 6,800 a month, not 8,000 — and if four move out, you pay less next month without doing anything.

Top up like airtime

There is no billing date and no invoice to chase. Pay our paybill whenever suits you, and each occupied unit draws KES 200 from your balance every 30 days. We tell you well before it runs low.

Running out never stops your rent

If your balance empties, everything keeps working — rent collection, invoices, receipts, the tenant portal, every report. After a fortnight of reminders you simply cannot add new units or leases until you top up. We would rather you collected your rent than lost it.

How is RentPlus priced?
Free for up to 10 units. Above that, KES 200 a month for each unit that has a tenant in it. Every feature is on every plan — accounting, expenses, inspections, e-signing, visitor management, audit trail, custom roles. The only thing that scales is the bill, and it scales with your occupancy.
What happens to units that are empty?
They cost you nothing. You keep them in the system, advertise them, run inspections on them and track their history — you only start paying for a unit on the day a lease becomes active on it. If four tenants move out, next month is cheaper without you doing anything.
Is the free plan a trial?
No. Ten units, forever, with the whole product. There is no clock, no card and no reminder to upgrade. Most landlords running a single block never need to pay us anything, and that is fine — they bring their tenants onto the platform, which is worth more to us than a small subscription.
How do I pay?
You top up a credit balance by M-Pesa, the same way you buy airtime — pay our paybill with your workspace account number, any amount, whenever you like. Each occupied unit draws KES 200 from that balance every 30 days. There is no billing date, no invoice to chase and no card on file.
What happens if my balance runs out?
Everything keeps working. Rent collection, invoices, receipts, the tenant portal, your reports and data export are unaffected — at every stage, permanently. We send reminders for about two weeks, and after that you simply cannot add new units or activate new leases until you top up. We would far rather you collected your rent than lost it.
Do you charge a percentage of the rent I collect?
No, and we never will. We charge per occupied unit. Whether a flat rents for KES 8,000 or KES 80,000, it costs the same KES 200 to manage.
Do tenants pay anything to use the app?
No. The tenant portal and mobile app are free for tenants, always — including on our free plan. Standard M-Pesa transaction fees still apply to payments, as they would with any Paybill.
